CTBUH confirms the height of One World Trade Center (2023)

Chicago, Illinois – 12. November 2013 –

The Council on Tall Buildings and Urban Habitat (CTBUH) convened its Height Committee in Chicago on November 8 to review its criteria for determining the official height of buildings and to review the official height of One World Trade Center in New York decide.

The Elevation Committee came to a consensus that the height of One World Trade Center at its architectural peak is 1,776 feet (541.3 meters).

Note that because One World Trade Center is still unfinished and has not yet received its Certificate of Occupancy, it cannot yet be included in the CTBUH ranking as a "completed building," but its height is no longer in dispute.

In homologating the height of this building to the CTBUH criteria, two key issues were discussed.

(Video) Spire topped One World Trade Center tallest building in US NBC News

  • The type of mast structure at the top of the tower.
  • The reference line (lower point) from which the elevation to the architectural apex was determined.

This decision was made through consideration of the design and construction plans and continued through dialogue between the 25 members of the Heights Committee. The committee received a 15-minute presentation from the One World Trade Center owner/design team, including the project's lead architect, David Childs of Skidmore, Owings & Merrill LLC (SOM) and Ken Lewis, SOM's project manager.

"We are very pleased with the detailed information the team has presented, particularly the finding that the structure on top of the building is a permanent architectural feature and not a functional engineering device," said Timothy Johnson, CTBUH. President and design partner of the NBBJ.

"The One World Trade Center project, as they have explained to us, reinforces its role as a symbol of the revitalization of this important site," said CTBUH Executive Director Antony Wood. "The lighthouse's light-bearing spire, in particular, shining at the symbolic height of 1,776 feet, is particularly poignant and reminiscent of the equally symbolic Statue of Liberty lighthouse across the water."

The council measures the height of buildings in three categories:

  • Height to the architectural peak
Height is measured from the level1 of the lowest significant2 exterior-3 pedestrian entrance4 to the architectural top of the building, including towers but excluding antennas, signage, pylons, or other technical equipment, and is most widely used and is used to establish the "Tallest Buildings" classifications of the World" by the Council on Tall Buildings and Urban Habitat.
  • highest inhabited floor
The height is measured from the lowest significant2 exterior 3 pedestrian entrance level1 to the finished floor level of the highest occupied floor6 inside the building.
  • Height to tip:
The height is measured from the level1 of the lowest significant2 exterior pedestrian3 entrance3 to the highest point of the building, regardless of the material or function of the tallest element (i.e. including antennas, masts, signage, etc.). . and other functional elements). technical equipment).
  • "We believe this exercise validates our criteria, and we are grateful to the One World Trade Center team for taking the criteria seriously, participating in the process, and traveling to present their design to us," said Peter Weismantle, Chair of the CTBUH Heights Committee and Director of Supertall Building Technology for Adrian Smith + Gordon Gil Architecture. “There will always be projects that call these criteria into question. It is just as important to seize the opportunity these challenges present to reassess the criteria themselves as it is to validate the height of an individual building.”

The projected height of One World Trade Center was set at 1,776 feet to commemorate the year of the United States' independence from Britain and to affirm the principles behind the nation's founding in the face of the attacks that devastated the original world. on 09/11/2001.

(Video) CTBUH Chicago Press Conference: One World Trade Center to be Tallest Building in US

Due to design changes that resulted in the removal of the architectural paneling around the mast at the top of the structure, it was unclear whether the structure was actually a "spiral," a vertical element that completes the architectural expression of the building and it is intended to be permanent. , or whether it was an antenna - technical-functional equipment that was subject to changes.

The distinction between crenellation and antenna makes a distinction in the "height to architectural spire" measurement, which includes crenellations but not antennas, signage, flagpoles, or other functional engineering equipment. Determining the tallest structure as "functional-technical" could have had a significant impact on One World Trade Center's ranking relative to other buildings, since the next obvious point to measure "architectural apex" is the building's roof slab, the 1,334 , would be feet, 8 inches - 441 feet, 4 inches less than claimed.

The One World Trade Center team provided a detailed explanation of the design intent. The gentleman. explained that the lighthouse at the top of the mast consists of a group of light emitting diodes (LEDs) embedded in acrylic cylinders. Two reflectors rotate around the lights on a vertical axis, projecting the rays outward as horizontal lines reminiscent of a lighthouse. The mast's height is also symbolically significant, as it increases the building's total visible height from the top of its steel parapet by 1,368 feet, the height of the original World Trade Center Tower 1.

Atop the lighthouse is an FAA-mandated red warning light topped by a 16-foot lightning rod. Based on Mr. Childs' statement, the CTBUH Heights Committee believed that these items could be considered "technical-functional equipment" and therefore were not included in the "height to the top of the architectural supervisor" calculation.

The second problem with 1WTC was where the 1776 foot measurement was taken. The building has four entrances, one on each side. Three of these entrances are level with the 9/11 Memorial Plaza, which is level with the base of the original World Trade Center towers. These three entrances lead directly to the elevator lobby, while a fourth entrance is 5 ft 8 in lower than the Vesey Street lobby due to the change in slope from south to north. Measured from this point, the height to the architectural pinnacle would be 1,781 feet 8 inches.

The gentleman. Childs showed plans showing that the main entrance to the building was the south entrance overlooking 9/11 Memorial Square and that the north entrance on the lower elevation does not provide direct access to elevators but requires stairs or the use of an elevator. . Disabled access to the lobby. To be considered "significant", an entrance must be "predominantly above the existing or pre-existing level and provide access to one or more of the building's main uses via elevators". Therefore, the committee did not consider the lower Vesey Street (North) entrance "significant".

"I am completely satisfied that this building has achieved what it set out to do," said Childs. "Since 2005, we've adopted the rules of the board and built on them. It's an important statement for all of us."

Upon completion and occupancy, scheduled for early 2014, 1WTC will surpass Chicago's Willis (formerly Sears) Tower as the tallest building in North America. At 1,776 feet/541 meters tall, 1WTC will likely be the third tallest building in the world when completed, after the Burj Khalifa in Dubai (2,717 feet/828 meters) and the Makkah Royal Clock Tower in Mecca, Saudi Arabia. 1972 feet/601 meters). Meter).

  • Level: Finished floor level at the lowest entry threshold.
  • Important: The entrance must be predominantly above the existing or pre-existing level and allow access to one or more main uses of the building via elevators, as opposed to commercial uses on the ground floor or other uses only connected/connected to the immediately adjacent outdoor environment . Therefore, entrances through underground or similar places are generally not detected. It should also be noted that the driveways to the car park and/or auxiliary/support areas are not considered essential access points.
  • Exterior: The entrance must be directly outside an exterior area at this level that is open to the air.
  • Pedestrian: Refers to ordinary users or occupants of the building and is intended to exclude service, support or similar areas.
  • Technical-Functional Equipment: Intended to recognize that technical-functional equipment can be removed/added/changed based on prevailing technologies, as is often the case in tall buildings (e.g. antennas, signage, wind turbines, etc.). added, abridged, lengthened, removed and/or replaced).
  • Highest Occupied Floor: To identify conditioned spaces designed to be safe and legal for permanent occupancy by occupants, workers or other users of the building. Service or mechanical areas occasionally accessible for maintenance etc. are not included.
